1. About Eva Housing
Eva Housing (KVK: 42033836, Molenstraat 5, 4161CJ Heukelum, The Netherlands) provides an AI-powered property valuation assistant via WhatsApp Business. Our service is intended for individuals researching residential property in the Netherlands.
2. Acceptance of terms
By using Eva Housing's service — whether via WhatsApp or our website — you confirm that you are at least 18 years of age and agree to these Terms of Service and our Privacy Policy. If you do not agree, please do not use the service.
3. What Eva Housing provides
Eva provides estimated market value ranges for residential properties in the Netherlands based on:
- Public property data (BAG, WOZ, Kadaster, EP-Online)
- Neighbourhood data (CBS, RIVM, Politie open data, OVAPI)
- Your stated preferences and property details
- Our proprietary machine learning valuation model
4. Important limitations — please read carefully
Eva Housing is not a licensed real estate agent, financial advisor, or certified property appraiser. Our valuations are:
- Estimates only — not formal appraisals or legal valuations
- Informational in nature — not advice to bid, buy or sell
- Based on available data — accuracy depends on data quality and completeness
- Not guaranteed — actual transaction prices may differ materially
You should always consult a licensed real estate professional (NVM makelaar or equivalent) before making any property purchasing decision. Eva Housing accepts no liability for financial decisions made based on our estimates.
5. Free tier usage
Unregistered (guest) users may submit up to 3 property queries per WhatsApp number, with no time limit. Registered users receive 5 free queries per 30-day rolling period. Eva Housing reserves the right to modify these limits with reasonable notice to registered users.
6. Paid reports
Paid reports are available at the following prices:
- Single full report — €9.99
- Bundle of 3 full reports — €19.99
Reports are delivered via WhatsApp and email within minutes of successful payment. Due to the immediate digital delivery nature of the service, reports are non-refundable once delivered. If a report fails to deliver due to a technical error on our side, we will re-deliver or provide a full refund within 5 business days.
Bundle credits are valid for 12 months from the date of purchase. Unused credits expire after this period without refund.
Payments are processed by Mollie B.V. Eva Housing does not store payment card details.
7. Fair use policy
You may not use Eva Housing to:
- Scrape, automate or bulk-query our service via bots or scripts
- Resell, redistribute or commercially license our valuations
- Attempt to reverse-engineer our valuation model or algorithms
- Create multiple accounts to circumvent usage limits
- Submit false or misleading property information
- Use the service for any unlawful purpose under Dutch or EU law
Violation of this fair use policy may result in immediate account suspension without refund of any prepaid credits.
8. Intellectual property
All valuation reports, neighbourhood scores, algorithms and content generated by Eva Housing remain our intellectual property. You may use reports solely for personal property research. Commercial use, redistribution or publication of our reports requires our express written consent.
9. Service availability
We aim for high availability but do not guarantee uninterrupted service. Scheduled maintenance will be communicated to registered users where possible. Eva Housing is not liable for losses arising from service unavailability or delays.
10. Disclaimer of warranties
The service is provided "as is" and "as available" without warranties of any kind, either express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, or non-infringement. Eva Housing does not warrant that the service will be error-free or that estimates will be accurate.
11. Limitation of liability
To the maximum extent permitted by applicable Dutch and EU law, Eva Housing shall not be liable for any indirect, incidental, special, consequential or punitive damages, including loss of profits, loss of data, or financial loss arising from your reliance on our valuations or your use of or inability to use the service.
Our total liability to you for any claim arising out of or relating to these terms shall not exceed the amount you paid us in the 12 months preceding the claim, or €50, whichever is greater.
12. Governing law and disputes
These Terms are governed by the laws of the Netherlands. Any disputes shall be submitted to the competent court in the Netherlands.
EU consumers retain the right to use the EU Online Dispute Resolution platform at ec.europa.eu/consumers/odr.
13. Changes to these terms
We may update these Terms from time to time. Registered users will be notified via WhatsApp at least 14 days before material changes take effect. Continued use of the service after that date constitutes acceptance of the revised Terms. The current version is always available at evahousing.com/terms.
