Eva Housing (KVK: 42033836) provides an AI-powered property valuation assistant via WhatsApp Business. Our service is intended for individuals researching residential property in the Netherlands.

To use Eva Housing's service you must explicitly confirm your agreement to these Terms and our Privacy Policy before your account is created. Continued use of the service without completing this step is not permitted and does not constitute acceptance.

How acceptance works on WhatsApp: During registration, Eva will send you a consent message summarising what data we collect and why, with links to these Terms and our Privacy Policy. You must tap "Ik ga akkoord ✓" to proceed. Tapping this button constitutes your explicit, informed consent under EU Regulation 2016/679 (GDPR) Article 7.

Your consent is logged with the following information:

• Your WhatsApp number (hashed)
• The date and time of your confirmation
• The version of the Terms and Privacy Policy in effect at that time
• The channel through which consent was given (WhatsApp)

You may withdraw consent at any time by contacting us at [email protected]. Withdrawal does not affect the lawfulness of processing carried out before withdrawal. You must be at least 18 years of age to use this service.

At the point of paid report purchase: You will additionally be asked to confirm, at the Mollie payment page, that you understand the report is AI-generated and does not constitute a formal property appraisal (taxatierapport).

Eva provides estimated market value ranges for residential properties in the Netherlands based on:

• Public property data (BAG, WOZ, Kadaster, EP-Online)
• Neighbourhood data (CBS, RIVM, Politie open data, OVAPI)
• Your stated preferences and property details
• The Altum AI Woningwaarde+ Automated Valuation Model (AVM), a third-party valuation engine that is NRVT compliant and used by multiple industry organisations in the Dutch real estate sector

Property reports may include street-level photography sourced from the Google Street View Static API. These images are retrieved at the time of report generation and embedded under the Google Maps Platform Terms of Service.

Eva Housing provides informational estimates only. Our service is explicitly not:

• A professional property appraisal (taxatierapport)
• A formal valuation recognised by mortgage lenders
• Legal or financial advice
• A guarantee of any transaction price

Actual transaction prices may differ materially from our estimates. Always consult a licensed NVM makelaar or certified appraiser before making an offer or financial decision based on property value.

This service uses AI-generated content as defined under EU AI Act Article 50. Eva Housing is not a high-risk AI system under EU AI Act Annex III.

Unregistered users may receive up to 3 basic valuation estimates per WhatsApp number. Registered free users may receive up to 5 estimates per rolling 30-day period. These limits may change at any time.

Free estimates include a value range only. Neighbourhood scores, comparable sales data, cadastral maps, WOZ history charts and full methodology are available in the paid report only.

Paid reports are available for a one-time fee per report. The current price is displayed in the WhatsApp conversation at the time of purchase. Payments are processed by Mollie B.V., a licensed payment service provider regulated under PSD2.

Reports are delivered digitally via WhatsApp and email immediately following confirmed payment. Due to the immediate digital delivery nature of the product, all sales are final. No refunds are available once a report has been generated and delivered, except where required by applicable Dutch consumer law.

If report generation fails due to a technical error on our side, we will either re-deliver the report or issue a full refund at our discretion.

Eva Housing is designed for individual home buyers conducting personal property research. Commercial use — including but not limited to scraping, bulk lookups, reselling valuations, or integrating our outputs into other products or services — is strictly prohibited without a separate written agreement.

We reserve the right to suspend or terminate access for any user who appears to be using the service commercially or in bad faith.

All content, scores, methodology descriptions, and report designs produced by Eva Housing are the intellectual property of Eva Housing B.V. You may use reports for your own personal property research. You may not reproduce, redistribute, or publish our reports or any portion thereof without written permission.

Third-party data included in reports (WOZ values, Kadaster records, CBS statistics, Google Street View imagery) remains the property of their respective owners and is subject to their terms.

We aim for high availability but do not guarantee uninterrupted service. Scheduled maintenance will be communicated to registered users where possible. Eva Housing is not liable for losses arising from service unavailability or delays.

Property reports generated by Eva Housing may include street-level imagery sourced from the Google Street View Static API. By using our paid report service you acknowledge and agree to the following:

• Street View images are owned by Google LLC and are subject to the Google Maps Platform Terms of Service. Eva Housing displays these images under a valid Google Maps Platform licence.
• Images are retrieved at the time of report generation using the property address you provide. The address is transmitted to Google's servers solely to fulfil this request. See our Privacy Policy for details of data transfers to Google.
• Street View images are not guaranteed to be current. Google updates Street View imagery on its own schedule; the image in your report may reflect the property as it appeared months or years ago.
• You may not extract, redistribute, publish, or use Google Street View images from Eva Housing reports for any purpose other than your own personal property research.
• Google attribution (© Google) is embedded in all Street View images as required by Google's terms. Eva Housing does not modify or remove this attribution.
• Eva Housing is not affiliated with, endorsed by, or sponsored by Google LLC. "Google", "Google Maps" and "Street View" are trademarks of Google LLC.

If Google Street View imagery is unavailable for a particular address, the report will be delivered without a street-level photo. No refund is available solely on the basis of missing Street View imagery.

The service is provided "as is" and "as available" without warranties of any kind, either express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, or non-infringement. Eva Housing does not warrant that the service will be error-free or that estimates will be accurate.

To the maximum extent permitted by Dutch law, Eva Housing B.V. shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the service, including but not limited to financial losses resulting from property transactions made in reliance on our estimates.

Our total liability to you for any claim arising from these Terms shall not exceed the amount you paid for the specific report giving rise to the claim.

These Terms are governed by the laws of the Netherlands. Any disputes shall be submitted exclusively to the competent court in the Netherlands. If you are a consumer, you may also submit a dispute to the Geschillencommissie.

We may update these Terms at any time. Registered users will be notified via WhatsApp or email of material changes at least 14 days before they take effect. Continued use of the service after changes take effect constitutes acceptance of the updated Terms.
